Title Insurance

A real estate purchase is usually the largest investment a family ever makes. Title insurance protects that investment from claims the title search couldn't catch — forgeries, undisclosed heirs, filing errors, or old liens that surface years later.

We search the public record, clear what can be cleared, and issue a policy that covers the rest. One premium at closing; coverage for as long as you own the home.

Two policy types: an owner's policy protects your ownership rights. A loan policy protects the lender's interest and is required on every financed transaction. Most buyers take both.

Surety writes through three top-rated underwriters — Westcor, WFG National Title Insurance Company, and First American Title Insurance Company — so we can match the right carrier and endorsements to the deal.

Real Estate Closings

We coordinate the lender, the real-estate agents, the seller's side, the survey, HOA estoppels, and the wire instructions. We prepare the Closing Disclosure, gather the payoffs, and make sure the figures balance to the dollar before anyone sits down.

Residential

Single-family, condo, townhouse — the range of Florida home deals.

Most of our work is residential: cash purchases, financed purchases, refinances, second homes, short sales, and foreclosure transactions. Condos and HOAs with their estoppels and governing docs. New construction with its builder affidavits.

We know Pinellas, Pasco, and Hillsborough counties like the back of our hand. Surveys, permits, open permits, code-enforcement liens — we know where to look and what it costs to clear.

Commercial

Multi-party deals, coordinated to the minute.

Commercial transactions come with more moving parts: multiple lenders, entity structures, survey and zoning reviews, environmental reports, tenant estoppels, SNDAs, assignments of leases and rents. We coordinate all of it.

From single-tenant investment properties to multi-use developments, we handle the complexity without letting it slow the closing down. Extended-coverage endorsements, non-imputation, and other commercial-specific policy features are routine work for us.

Builder / Developer

From groundbreaking to the final lot.

Developers and builders need a title partner who can keep up — land acquisition, construction financing, draws, releases, platting, and the long tail of end-unit closings. We've done it from subdivision launches through last-lot sales.

1031 Exchange

Closing-agent services for like-kind exchanges.

A properly structured 1031 exchange lets an investor defer capital gains by trading one investment property for another of like kind. It's a powerful tool, with strict deadlines and paperwork — the kind of work that rewards experienced hands.

Our role: Surety serves as the closing agent on both sides of the exchange — the relinquished property sale and the replacement property purchase — in close coordination with your Qualified Intermediary and tax advisor.

Surety Title does not act as the Qualified Intermediary and does not offer tax advice on whether an exchange is suitable for your situation. Your QI and CPA handle those roles; we handle the closings.
